300 Pacific Highway is a 5-storey mixed-use building (2-storey retail lots at lower-ground & ground-floor level, 2-storeys of commercial lots and the top 2-storeys of residential lots) with basement carparking, which was built in 2010 with concrete walls & floors, aluminium framed windows and a flat roof.

SP83424 is the retail lots.

SP83424 is a part building strata scheme occupying a stratum parcel in DP11445217, Imiza BMC. The complex is three strata schemes, SP83104, SP83424 & SP84632.

Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.

The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.

As part of our inspection we have conducted a limited review of BMC records for the purpose of identifying matters, beyond routine facilities management matters, likely to have a particular impact on individual owners/occupiers. Our comments are later in this report.
