4 The Strand is a 5-storey mixed use retail/residential building with basement caraparking, which was built in 2001 with painted rendered brick walls, concrete floors, aluminium framed windows and a metal roof. We enclose a plan of SP66117 which incorporates the ground-level retail units.
SP66117 is a part building strata scheme occupying a stratum parcel in DP1032049, Oceana. The complex includes another residential strata scheme SP66118.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We were not permitted access to the BMC records (staff advised a letter of authority was not provided for the inspection of the BMC records) and make no comment as to the affairs of the BMC.Strata Plan Registered 03/08/01
