221 Miller Street is a 22-storey residential building with basement carparking consisting of a retail tenancy at ground level, 100 serviced apartments & 169 residential apartments, which was built in 2019 with rendered masonry walls, concrete floors and aluminium framed windows.

SP93339 is a part building strata scheme occupying a stratum parcel in DP1239718. The complex consists of 2 strata schemes and a retail lot.

Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.

The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.

As part of our inspection we have conducted a limited review of BMC records for the purpose of identifying matters, beyond routine facilities management matters, likely to have a particular impact on individual owners/occupiers. Our comments are later in this report.
