18 Footbridge Boulevarde is a 26-storey residential building with 2-levels of basement carparking, which was built in 2017 with concrete walls & floors, aluminium framed windows and a flat concrete roof.

SP95906 is a part building strata scheme occupying a stratum parcel in Waterways. The complex consists of 3 strata schemes, SP95564 (low-rise residential), SP95906 (high-rise residential) & SP95905 (retail).

Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.

The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.

We have not had access to those records and make no comment as to the affairs of the BMC.

SP77946 is also one of 11 strata schemes and 3 other lots occupying lots in Community Association DP270778, Wentworth Point Marinas.

The Community Association is a separate legal entity. It keeps its own accounts, budget, minutes and correspondence. It is financed by levies collected from the Owners Corporations (and any separate individual lots) in proportion to their Association Units of Entitlement.

We have conducted a limited review of recent Association minutes and correspondence for the purpose of identifying non-routine estate management matters which seem likely to have an impact on individual Owners or occupiers. Our comments are later in this report.
