SP91436 is a residential complex and is part building strata scheme occupying a stratum parcel in DP1186942, a building it shares with a retail/commercial lot, which is currently vacant and owned by the original developer.
Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels. The BMC derives its authority from the terms of a registered Strata Management Statement (SMS), a copy of which you should have received with contract documents.
The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.
We have not had access to those records and make no comment as to the affairs of the BMC, however we have obtained the building insurance and current Annual Fire Safety Statement which are both arranged by the BMC.
