82 Bay Street consists of 3 residential buildings of 6 & 2 x 7-storeys above 2-levels of basement carparking, which were built in 2017 with rendered masonry walls, concrete floors and aluminium framed windows. We enclose a plan of the complex.

SP96128 is a part building strata scheme occupying a stratum parcel in DP123219, Bayside Botany. The complex includes another strata scheme SP81818 at 88 Bay Street.

Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.

The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.

We have not had access to those records and make no comment as to the affairs of the BMC.
