SP17691 is a 38 Lot townhouse/villa development occupying part of the Wetherill Park Village Estate. The estate includes one other strata scheme, SP18276, a 50 lot townhouse development.

While the accounts refer to a BMC (Building Management Committee), which is presumed to be Wetherill Park Village Estate Pty Ltd, probably the entity controlling expenditure on facilities shared by the two strata schemes, we have no information on the control or shareholdings of that company.

The estate pre-dates the Community Land Management Act and we presume that if it were to have been developed more recently it would have been a Community Association occupied by two strata schemes.

We presume the contract will contain a Deed or some other information on the rights and obligations of each of the Owners Corporations. There may also be information in the Articles of the estate company. The CT contains no reference to any registered agreements noting only easements.

We have not had access to BMC records and make no comment as to the affairs of the BMC. Any BMC information in this report has been obtained from Owners Corporation records or from our own archives.

We understand the Strata Manager of the BMC is All Suburbs Strata Management.
