SP71218 is one of a number of units/townhouses and multi-storey apartment buildings occupying lots in Community Association DP270347 Breakfast Point. The Community is a very large development of the previous Mortlake gas works site and we enclose an overall plan. The Community includes about one hundred lots many of which are occupied by Strata Schemes, Neighbourhood Schemes or Precinct Schemes, all of which include a number of individual apartments, townhouses and villas.

The Community Association is a separate legal entity. It keeps its own accounts, budget, minutes and correspondence. It is financed by levies collected from the various schemes and separate individual lots, in proportion to their Association Units of Entitlement.

The Community is managed under the terms of a registered Management Statement. You should have received a copy of the statement as part of contract documents and we recommend its terms be clearly understood. The Management Statement usually gives the Community the power to make decisions binding on all subsidiary schemes and on individual owners with the Community.
