73 Lauderdale Avenue consists of 2 x 2-storey residential buildings with 3 separate garages. Construction is painted rendered brick walls, concrete floors and aluminium framed windows.

It has been agreed between the 3 lot owners (and apparently legally documented which we did not see in the records inspected), that Lot 4 (Unit 3) is responsible for all maintenance of the building which houses Lot 4 including the garden/pool/balcony areas & paths within the fences around Lot 4 and Lots 1 & 3 similarly are responsible for all maintenance of the building which houses Lots 1 & 2 and the garden/balcony areas & paths within the fences around Lots 1 & 2.

The common areas which the Owners Corporation is responsible for are the common lighting, sewers & drains and the common driveway (which is maintained on a shared basis with neighbouring 8 households/4 properties which use the driveway).

We enclose a Memorandum of Understanding between SP15039 and SP15255 regarding the right-of-way easements.

We also enclose the Strata Plan Administration Sheet and plan for Subdivision of Lot 3 (SP86949).
