1 Australia Avenue is a 30-storey residential building with retail/commercial lots at ground level and 4-levels of basement carparking which was built in 2015 with clad masonry walls, concrete floors, aluminium framed windows and a flat concrete roof with a waterproof membrane.

We enclose a plan of the buildings.

SP91684 is a part building strata scheme occupying a stratum parcel in DP, Australia Towers. The complex is four strata schemes, SP90189 Tower C Residential, SP90725 Tower C retail/commercial. SP91684 Tower D residential & SP92314 Tower D retail/commercial and occupies 1 to 7 Australia Avenue.

Management of shared facilities for the complex is undertaken by a Building Management Committee (BMC) which includes representatives of the owners of each of the stratum parcels.

The BMC is not a separate legal entity but it does maintain its own accounts, minutes and records.

As part of our inspection we have conducted a limited review of BMC records for the purpose of identifying matters, beyond routine facilities management matters, likely to have a particular impact on individual owners/occupiers and in particular the problem of the cladding on the buildings. Our comments are later in this report.
